Irene's hospitality was top-notch! She went out of her way to make me feel at home 😊. The room was comfy with great storage. The only downside was the bathroom being outside the room, but it was always clean and private.

The proprieter, Bill, was friendly and helpful. The room was very clean and tastefully decorated by Bill himself.
It was a pretty long bus ride from the city center. But, on the other hand, it was way cheaper than if it had been in the city center, so this could be considered a good thing.

The hotel was very comfortable but my single room did not have a window that opened so I found that claustrophobic and unhealthy. It was not clear from the website that the single room toilet and showering facilities were in the hall and not actually ensuite.

Fairly clean, decent value hotel, the location was exceptionally nice right by public transport, and the Royal Observatory. Neat and airy unit with private bathroom, amicable staff. The service in general was friendly. The family feel of the venue.

A Warm and Cozy Stay with Really good Hospitality
The hotel is conveniently located with easy access to the city centre. I enjoyed a pleasant bus ride and even walked there once! Breakfast was lovely with a range of options, and Irene was attentive, even sending food to my room when I was feeling unwell. One improvement could be providing a larger cup for tea in the room.

So peaceful, you wouldn't think you were only a five minute bus ride away from the bustle of the centre of Edinburgh. Lovely breakfast, comfy bed, friendly owners, nice and clean. Really pleasant stay - thank you

The Place & locarion is fantastic. Very convinience to go to Waverley Train Station/ walking distance to Public bus station. We have big bags and it cost us little to get taxi to station too..We love the place and The owner is nice and friendly. The room is very beautiful and fully equiped, Also nice decoration.Nice Breakfast and table setting.. We will definately go back again for our next visit..
